10 Methods to Avoid Common Home Selling Pitfalls

Hey there! As a full-time realtor, I've noticed that homes on the same street can sell for vastly different prices. Here are 10 reasons why I think this happens:

  1. Staging is super important! A cluttered or outdated home can turn off potential buyers before they even schedule a showing. So, making sure your house looks amazing is key.

  2. Curb appeal is also crucial. A well-manicured lawn and pretty landscaping can make buyers fall in love with a house before they even step inside.

  3. Keeping your home clean and tidy is a no-brainer, but it's surprising how much it can impact the final sale price.

  4. The kitchen is often a make-or-break room for buyers. If it looks outdated or requires a ton of work, they'll offer less money for the house. Investing in a beautiful kitchen before you list your home can really pay off.

  5. Bathrooms are just as important as the kitchen when it comes to making buyers feel good about a house.

  6. Hardwood floors or quality tile can add thousands to a home's value. Sometimes homeowners forget how important flooring can be to potential buyers.

  7. Updated light fixtures can make a home feel much more modern and appealing to buyers.

  8. Fresh paint is a great way to make a home feel new again and can give it a little boost in perceived value.

  9. The age of the home can be a factor but a new roof, new water heater, new A/C, and well-maintained structure essentials of a home will go a long way!

  10. The size of the yard and any special features it has (like mature trees) can make a big difference in a home's value.
